
Luxembourg remains by far the most expensive housing market in the Greater Region, with the average price per square metre roughly three times higher than in neighbouring areas, according to a recent analysis by the Housing Observatory.
The study also shows that apartments now dominate Luxembourg's housing market, representing over 60% of all listings compared with just 53% in 2021. A similar trend is visible across the border in Lorraine and Wallonia, although detached houses still make up the majority of properties for sale there.
Huge gap in house prices
When it comes to houses, the gap in average price per square metre is striking. In Luxembourg, homes sell for around €5,957 per square metre, compared with €1,911 in Wallonia, €2,250 in Lorraine, and €2,492 in the German border region. Houses in Luxembourg also tend to be of higher energy efficiency and larger size, with 91% of those sold in 2024 having more than 130 square metres compared with just 41% in Lorraine.
Apartments reach record prices
The difference is even more pronounced for apartments. In Luxembourg, the average price per square metre reaches €9,713, higher than the average in central Paris. Across the border, prices drop sharply, with averages of €3,645 in the German border region, €2,678 in Wallonia, and just €2,488 in Lorraine. Apartments in the latter are also generally smaller, with nearly half measuring under 70 square metres.
Overall, the study confirms that apartments in Luxembourg are now significantly more expensive than houses, with an average price difference of €3,756 per square metre.
