Prospective homeowners and renovators face higher costs as Luxembourg's residential construction sector records across-the-board price increases, with roofing costs soaring 45.5% since 2020.

Luxembourg's residential construction sector is facing renewed price pressures, with costs rising 1.3% between October 2024 and April 2025 after two quarters of modest growth, according to the latest report by the National Institute of Statistics and Economic Studies (STATEC).

This marks a return to the long-term average annual increase of 1.0% observed between 2010 and 2019, following the exceptional surges of 2021-2022. Year-over-year, prices have climbed 1.5% across all trades.

Sector-specific price developments

Structural work

The brief decline in structural work prices has reversed, with masonry costs rising 0.9% as suppliers pass on increased material costs for iron reinforcements and sand.

Roofing

Posting the sharpest rebound at 2.0%, roofing now costs 45.5% more than in 2020 due to rising timber, insulation, and component prices (roof windows, tiles).

Building envelope

External elements including solar-protection windows, garage doors, and facades saw a 1.7% increase, with external joinery (+2.1%) and facade work (+1.3%) driving the trend.

Building services

Prices advanced 1.5% overall, led by plumbing (+1.9%), electrical installations (+1.6%), and heating/ventilation systems (+1.3%), reflecting supplier price adjustments.

Finishing works

While painting (+3.0%), floor coverings (+1.9%), and screeds/renders (+1.6%) rose sharply, other finishes like tiling (0.0%) and plasterwork (+0.4%) remained stable. Finishing works recorded the smallest annual increase (+1.4%) after structural work.
