Residential construction prices have increased by a modest 0.5% between October 2023 and April 2024, a significantly lower rise than in the year before, Statec reports on Monday.
Between October 2022 and April 2023, construction prices increased by 1.2%. Year-over-year, residential construction prices rose by just 1.7%, aligning with the long-term average seen between 2010 and 2019.
This marked slowdown is largely due to a decline in prices for shell construction (a building's main structure), although continued increases in prices for technical installations provided some offset.
Roofing work prices increased by 0.6%, as did wooden frames (+0.4%) and hedging (+1.1%). Sanitary works increased by 1.8%, heating/ventilation by 2.1% and electrical works by 3.5%.
Materials for gutters and downpipes decreased by 0.3%.
Overall, roofing remains the trade whose prices have changed the most since the construction crisis and inflationary surge between 2020 and 2024: +42%.
