On Monday, real estate website atHome published its most recent house price statistics. The figures were calculated before the health crisis.
People looking to rent a flat in spring 2020 had to pay on average about €1,616 per month. For a house, rent was about €2,963.
According to atHome, prices increased by about 6% during the past 12 months. A reasonable increase compared to March 2019.
Most offers are for flats with 2 bedrooms, for which people have to pay on average €1,761. atHome points out that the high prices can be explained by the fact that 67% of those flats are located in the centre of the country and around Luxembourg City.
€6,500 per square metre for a flat
Buying property also remains a costly affair. The real estate site reports a significant increase of 15% during the past 12 months for flats and 9% for houses.
A flat will cost on average €559,873 and a house €882,099.
The offer of real estate was still not enough to satisfy the demand, which explains the increase in prices.
The price per square metre for an older flat on average comes in at €6,596 and for houses at €9,528.
Increase of 12% for new houses
Prices of newly built flats also increase: 12% over the past 12 months. If you were to invest in a new property today, you would have to pay on average €650,378 for a flat.
These statistics are based on the prices of over 21,300 advertisements which were published on www.athome.lu between March 2019 and March 2020.
