Hotel investment, a winning concept!

Introduced in the 1950s in the United States by large hotel chains such as Hilton or Marriott, hotel investment consists of the acquisition of a hotel room by a private individual as a financial investment.

It is a concept absolutely exclusive to the Grand Duchy and a great first on the Luxembourg market. As an investor, you now have the opportunity to buy one or more rooms in a hotel establishment.

This hotel is located on the shores of the lakes of Weiswampach in the north of the country and is called Anatura Luxembourg. Currently under construction, this hotel is the work of the Lamy Group, a company active for 40 years in the construction, real estate development and tourism sectors.

What are the advantages of investing in a hotel?

The purchase of a hotel room  provides a number of fiscal and financial advantages to the investor.

Firstly, as with a real estate purchase, you are a full owner. That is to say that you diversify your assets. The room belongs to you!

Since it is a real estate product, the rent is taxable. However, and this is a very important point, due to an agreement between the Lamy Group and the Luxembourg tax authorities, called a Rulling, your acquisition can be depreciated up to 5% indefinitely. This is in contrast to a traditional real estate property, where you can only depreciate it during the first 5 years.

Secondly, you don't have to worry about anything! The Lamy Group's management company takes care of everything! You sign a lease agreement with Lamy and it is this company that manages your room on a daily basis. At the end of the year, you receive your rental income. This return, which can be considered as rent, will depend on the hotel's occupancy rate and the price per night.

Thirdly, in addition to your annual return which is interesting and which brings you back much more than on a bank account, you have the possibility of staying in your room for 15 days during the year at preferential prices. You can enjoy a vacation destination close to home and make the most of your investment.
